Mold after water damage
Dry water-damaged areas and items within 24 to 48 hours; in most cases mold will not grow if they are dried within that window.1

The clock
The window is about two days
The EPA's guidance, laid out as a timeline.
- Hour 0Water stops. Safety first, then photographs.
- Hours 1 to 24Remove standing water, start air moving, call for help.
- 24 to 48 hoursThe EPA's window to have wet materials dry.1
- Closed up for daysThe CDC says to assume mold is present in a flooded home that has been closed up for several days.2
Porous materials such as carpet and ceiling tiles may have to be thrown away if they become moldy, because mold gets into the crevices.3
If a moldy area is larger than about 10 square feet, or there was a lot of water damage, the EPA points to its guide for larger remediation jobs.3
Mold is likely to come back if the moisture source is not fixed.1
What kind of water is it
Not all water is the same
Restoration companies sort water into three categories under the IICRC S500 standard. The category decides the protective gear, the procedure and the price, and one loss can involve more than one.4
Category 1Clean source
Water from a clean, sanitary source that poses no significant health risk.4
A failed supply line or an overflowing cooler usually starts here. It is still on a clock: the EPA wants wet materials dry within 24 to 48 hours.1
Category 2Significantly contaminated
Water with significant contamination that can cause discomfort or illness.4
Treat water that came in from outside, or sat on a garage floor, as suspect. Pima County warns that water entering a garage or home may carry hazardous materials.5
Category 3Grossly contaminated
Grossly contaminated water that can carry harmful pathogens or toxins, often called black water.4
Sewage is the clear case. The EPA says to call a professional with experience in that kind of damage.1
A monsoon roof leak is not automatically Category 3: in March 2026 the committee behind the S500 standard said weather-related and top-down water should be judged from what is found at the site.6 If a company calls a roof leak a worst-case job, ask what they found.
